This website is operated by Pavel Streltsov, real estate agent with Real Broker Manitoba Ltd. (“we,” “us,” or “Pavel”). By accessing or using this site, you agree to these Terms of Service. If you do not agree, please do not use the site.

2. Informational purpose only

The content on this site is provided for general information about buying and selling real estate in Winnipeg & surrounding area. It is not legal, financial, tax, mortgage, or appraisal advice, and it does not create a real estate agency or client relationship. A representation agreement is formed only by a separate written agreement signed by you and Pavel.

3. Listing information

Property listings displayed on this site are provided by Real Broker Manitoba Ltd. through the Canadian Real Estate Association’s Data Distribution Facility (CREA DDF®) and are updated periodically.

• Listing data is deemed reliable but is not guaranteed accurate, and may be out of date, incomplete, or withdrawn at any time.
• Nothing on this site constitutes an offer to sell or a solicitation to buy any specific property.
• Always confirm current details, availability, and pricing directly before making any decision.
• The trademarks MLS®, Multiple Listing Service®, and associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by its members.

4. Calculators and estimates

The mortgage, land transfer tax, affordability, closing-cost, and CMHC tools on this site produce rough estimates for planning only. They are not an offer of financing, a quote, or a guarantee of any amount. Rates, rules (including CMHC premiums and minimum down payments), taxes, and fees change. Always confirm figures with your lender, mortgage professional, and lawyer before relying on them.

5. Acceptable use

You agree not to:

• Use the site for any unlawful purpose or in violation of these terms.
• Copy, scrape, harvest, or redistribute listing data or site content except as permitted by law.
• Attempt to interfere with, disrupt, or gain unauthorized access to the site or its systems.

Site design, text, photography, and branding are owned by Pavel or used with permission and may not be reproduced without consent, except for listing content owned by its respective rights holders and CREA.

This site links to third-party websites (such as government and municipal resources) for your convenience. We don’t control and aren’t responsible for their content, availability, or practices.

8. Disclaimer of warranties

The site is provided “as is” and “as available,” without warranties of any kind, whether express or implied, including accuracy, reliability, fitness for a particular purpose, or uninterrupted availability, to the fullest extent permitted by law.

9. Limitation of liability

To the fullest extent permitted by law, Pavel and Real Broker Manitoba Ltd. will not be liable for any indirect, incidental, or consequential damages arising from your use of, or inability to use, this site or any information on it, including reliance on listing data or calculator estimates.
