Winnipeg closing costs, explained

Beyond the down payment, buying a home in Winnipeg comes with a handful of one-time closing costs. Here's what to budget for — with real Manitoba numbers — so nothing surprises you on possession day.

Budget roughly

1.5%–4% of the purchase price

On top of your down payment. The land transfer tax is the biggest piece in Manitoba.

Land transfer tax

Manitoba's biggest closing cost — a sliding scale topping out at 2% on the value over $200,000. On a $400,000 home it's about $5,650. There's no separate Winnipeg municipal land transfer tax.

Lawyer / notary fees

Your real estate lawyer handles the title transfer, mortgage registration, and disbursements — usually about $1,200–$1,800 all in.

Title insurance

A one-time policy (often $300+) protecting you and your lender against title defects, fraud, and survey issues. Usually arranged by your lawyer.

Home inspection

Optional but strongly recommended — roughly $400–$600. With my construction background, I'll point the inspector at what matters most.

Appraisal

Your lender may require one (about $300–$500) to confirm the home's value. Sometimes the lender covers it.

Property tax & utility adjustments

You reimburse the seller for any property taxes or utilities they've prepaid past your possession date.

GST (new builds only)

Resale homes are GST-exempt. New construction adds 5% GST — but first-time buyers now pay 0% GST on new homes up to $1,000,000 (phasing out to $1.5M).

What it looks like on a $400,000 resale home

Land transfer tax about $5,650, lawyer roughly $1,500, title insurance around $350, and a home inspection near $500 — call it $7,500–$8,500 in closing costs, plus any property-tax adjustment. Your down payment is separate.
