I set you up on the MLS® feed with a search built around your exact criteria, so matching homes reach your inbox the moment they're listed — often before they hit the big public portals. You'll also hear about the occasional off-market or coming-soon home through the agents and builders I work with.
We tour as many homes as it takes, on your schedule. My construction background means I'm reading the roof, foundation, windows, and mechanicals — not just the fresh paint and staging — so you understand a home's real condition and true value before you fall for it.
Once you've seen a few, we compare them honestly — location, condition, price, and the trade-offs of each — so the decision is clear-headed, not emotional. I'll tell you straight if a home's issues outweigh its price, even when it means we keep looking.
When you find the one, we build an offer designed to protect you and win the home: the right price backed by comparable sales, sensible conditions (financing, inspection), a deposit that shows you're serious, and a possession date that works for you.
I negotiate hard on your behalf — calm, prepared, and armed with the numbers — for the best price and terms. Whether it's a single offer or a multiple-offer situation, my job is to keep you protected and in the strongest position possible.
Most offers include a short conditions period — usually about a week to ten days — to confirm financing and complete a home inspection. This is your safety net: time to make sure everything checks out before the purchase becomes binding.
I'll be at the inspection with you and give you a trades-trained read on what's normal wear versus a real concern — and roughly what a fix would cost. That knowledge is leverage: sometimes it's peace of mind, sometimes it's a reason to renegotiate or walk away.
With your conditions satisfied, we remove them and the deal becomes firm. Your lawyer is engaged to handle the title transfer and paperwork, and your deposit — which counts toward your down payment — is held in trust.
In the weeks before possession we line everything up: your lawyer prepares the closing, you arrange home insurance (your lender requires it) and set up utilities, and your remaining down payment and closing costs go to your lawyer. Budget roughly 2.5–3% of the price for closing costs — mostly land transfer tax, legal fees, title insurance (from about $750), and the $137 land-titles registration. I'll walk you through every line.
On possession day, once the lawyers confirm the transfer is complete, the keys are yours — usually handed over through the lawyers, sometimes through me. One rule: don't move in a minute before your scheduled possession time. Then — welcome home.
