1. Who we are

This website is operated by Pavel Streltsov, real estate agent with Real Broker Manitoba Ltd. (“we,” “us,” or “Pavel”), serving Winnipeg & surrounding area. We are committed to protecting your personal information in accordance with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and Canada’s Anti-Spam Legislation (CASL).

2. Information we collect

We only collect what we need to respond to you and provide our services:

• Information you give us. When you submit a home evaluation request, contact form, or message, we collect your name, email address, phone number, the property address (for evaluations), and anything you write in your message.
• Information collected automatically. Like most websites, our hosting provider records basic technical data such as your IP address, browser type, pages visited, and referring page, for security and to keep the site running. When you submit a form, we also record the page you submitted from and any campaign or referral details in the link you arrived through (for example, UTM tags), so we know how you reached us.
• Cookies and local storage. We use a small amount of browser storage to remember your preferences (see Cookies below).

3. How we use your information

We use the information you provide to:

• Respond to your inquiry and provide the home evaluation, listing details, or information you requested.
• Contact you by phone, email, or text message about your request and related real estate services.
• Maintain records as required for real estate transactions and to meet our professional and legal obligations.
• Keep the website secure and improve how it works.

We do not sell your personal information, and we do not use it for advertising profiling.

4. Your consent (CASL)

When you submit a form, you are giving us your express consent to contact you about your request, including by commercial electronic message where applicable. Every email we send includes a way to unsubscribe, and you can withdraw your consent at any time by emailing pavel@streltsov.ca or replying to any message. Withdrawing consent won’t affect any service already underway, but we may be unable to continue helping you afterward.

5. Cookies and local storage

We keep this simple. We use only essential and preference storage — not third-party advertising or cross-site tracking cookies:

• Preferences. Your acknowledgement of this cookie notice is saved in your browser’s local storage so we don’t show it to you again on your next visit.
• Essential. Our hosting and language tools may set cookies needed to deliver the site securely, remember the language you’ve chosen, and keep the site working.

You can clear or block cookies and local storage in your browser settings at any time. The site will still work, but it may not remember your preferences.

6. Service providers and listing data

We rely on a few trusted third parties to operate this site. They only receive the information needed to perform their function, and may process data on servers outside Canada (for example, in the United States):

• Website hosting (Netlify) — serves the website, keeps technical logs, and, as a backup, may receive your form submission if our primary form delivery is unavailable.
• Form handling (Google) — form submissions are delivered to us and recorded so we can follow up.
• Listing data (Real Broker Manitoba Ltd. via the CREA DDF®) — property listings shown on this site come from the Canadian Real Estate Association’s Data Distribution Facility. The trademarks MLS®, Multiple Listing Service®, and associated logos are owned by The Canadian Real Estate Association (CREA). Listing data is deemed reliable but is not guaranteed accurate.

7. How long we keep your information

We keep the information you submit only as long as needed to respond to your request, provide our services, and meet legal and professional record-keeping requirements. When it’s no longer needed, we securely delete or anonymize it.

8. How we protect your information

We use reasonable safeguards — including encryption in transit (HTTPS) and access controls — to protect your personal information against loss, theft, and unauthorized access. No method of transmission over the internet is completely secure, so we can’t guarantee absolute security.

9. Your rights

Under PIPEDA, you have the right to:

• Ask what personal information we hold about you and request a copy.
• Ask us to correct information that is inaccurate or incomplete.
• Withdraw your consent and ask us to delete your information, subject to legal record-keeping requirements.

To make a request, email pavel@streltsov.ca. We will respond within a reasonable time. If you have a concern we can’t resolve, you may contact the Office of the Privacy Commissioner of Canada.

10. Third-party links

This site links to external resources (for example, City of Winnipeg and Manitoba government pages). We are not responsible for the privacy practices or content of those websites — please review their own policies.

11. Children’s privacy

This website is intended for adults. We do not knowingly collect personal information from children under the age of 18.

12. Changes to this policy

We may update this Privacy Policy from time to time. The “last updated” date at the top reflects the most recent version. Please check back periodically.
