Windsor Park

Mid-century bungalow living in Winnipeg's first master-planned suburb

Windsor Park is a post-war neighbourhood in southeast Winnipeg, sitting east of the Seine River and framed roughly by Fermor Avenue to the south, Lagimodière Boulevard to the east, and Elizabeth Road to the north. It holds a real place in the city's history as Winnipeg's first master-planned community: the Ladco homebuilders' group began developing the former St. Boniface farmland in 1955, the community officially opened in September 1956, and it filled out with roughly 3,000 homes plus its own schools, churches, and the Cottonwood shopping area by the late 1950s. Because it grew up within the old City of St. Boniface, a francophone thread runs through it to this day, most visibly in French immersion schooling at Collège Béliveau. The result is a modest, friendly, family-oriented pocket of curving streets, mature trees, and mid-century bungalows with an unusual amount of recreation right on the doorstep.

Housing

Windsor Park's housing stock is dominated by its original build-out: sturdy 1950s and 1960s bungalows, typically compact three-bedroom designs, alongside two-storeys, bi-levels, split-levels, side-by-sides, and a small number of condos. It sits toward the entry end of Winnipeg's detached-home market — one of the more attainable areas for a house with a yard this close to the middle of the city — which keeps first-time buyer demand strong and well-priced bungalows moving quickly, often with competing offers. The honest consideration is age: most homes are now 60 to 70 years old, so unrenovated properties can come with original-era wiring, windows, or sewer lines to budget for. Treat any price figure you see as an estimate as of 2026 and confirm against current listings.

Getting around

Few southeast neighbourhoods are easier to get in and out of: Fermor Avenue, which carries the Trans-Canada Highway through the city, runs along the southern edge, and Lagimodière Boulevard along the eastern edge links quickly to Transcona, the Perimeter Highway, and routes south. Downtown is roughly a 15-minute drive via Marion Street through St. Boniface, traffic depending. Winnipeg Transit completely redesigned its network in June 2025, and the area is served by routes on its main streets plus an on-request transit zone, so check current schedules and maps. Day to day, much is walkable — schools, the community centre, and small shopping plazas sit inside the neighbourhood, and the Seine River trails are minutes away by bike.
