West St. Paul is a rural municipality (RM) directly on Winnipeg's northern border, running along the west bank of the Red River. It is not a town with a single main street but a municipality of about 87.5 km² made up of two main communities — Middlechurch in the south, which holds the municipal hall, cemetery, curling club and fire station, and Rivercrest to the north, home to West St. Paul School and the Royal Manitoba Yacht Club. Main Street (Highway 9) runs through it as the spine connecting the RM straight into Winnipeg's North End, and the municipal office sits at 3550 Main Street. According to the Statistics Canada 2021 Census, the RM had a population of 6,682, up 24.5% from 5,368 in 2016 — one of the faster-growing municipalities in the Winnipeg Metro Region.

The appeal here is proximity without being in the city: West St. Paul buyers get a rural-municipality tax base, larger lots and river access while staying close enough to commute into Winnipeg in well under half an hour. Recreation centres on the Sunova Centre (opened 2009) on Holland Road, which anchors local hockey, ringette, soccer, softball, baseball and fitness programs, plus a growing network of municipal parks and the West St. Paul Trails system. Children attend Seven Oaks School Division, with West St. Paul School (K-8) in the RM itself and senior-years students continuing into Seven Oaks schools in north Winnipeg. It suits households that want elbow room and a small-municipality feel but are not willing to give up an easy run to the city.

Buyers who want larger lots, acreage options or river access while keeping a short Winnipeg commute — families drawn to Seven Oaks schools and the Sunova Centre, and people who prefer a rural-municipality setting over a city neighbourhood. Less suited to those who want walkable amenities, public transit at the door, or a self-contained downtown — West St. Paul is car-dependent and leans on Winnipeg for most shopping, services and employment.

Housing

A blend of long-established Red River frontage properties and acreages alongside newer subdivision development, which has driven the RM's recent population growth. Lots run noticeably larger than typical Winnipeg city lots, and rural/acreage parcels are common away from Main Street. The two communities differ in character: Middlechurch (south) is the older, more built-up core near the municipal hall, while Rivercrest (north) holds river-oriented and newer homes near the yacht club. Note that servicing is a live issue — the municipality has a major wastewater project underway affecting utility rates and future development.

Getting around

Effectively a northern suburb of Winnipeg: the municipal office at 3550 Main Street is roughly 15 km / about 20 minutes from downtown Winnipeg via Main Street (Highway 9) heading south, with the Perimeter Highway (Highway 101) close by for crossing the city. Like most Winnipeg-region RMs it is car-dependent — there is no in-RM transit network — but the commute into north Winnipeg is one of the shortest of any community just outside the city.
