Waverley West is one of Winnipeg's largest newer master-planned growth areas, spread across far south Winnipeg south of Bishop Grandin between Waverley Street and Kenaston Boulevard. It groups together several connected neighbourhoods, including South Pointe and the Bridgwater communities (Forest, Lakes, Trails and Town Centre), built over roughly the past two decades and still actively expanding. Expect modern homes, planned parks and trails, lakes and wetlands, and a contemporary suburban feel, with some pockets still under construction and amenities continuing to fill in.

Overall this area sits in the mid-to-upper range for Winnipeg, with newer detached homes generally toward the higher end and townhomes/condos providing more attainable entry points. As a rough guide, attached townhome/condo product has commonly been seen around the low-to-mid $400Ks and up (estimate, as of 2026) — buyers should verify current pricing for the specific home and phase, as values vary widely by size, finish, and builder.

Getting around

Car-oriented, with quick access to major arteries — Kenaston Boulevard, Waverley Street, and Bishop Grandin Boulevard — improved by the Waverley West Arterial Roads project and the Waverley Underpass (opened 2019), which eased a long-standing rail bottleneck. Winnipeg Transit serves the area with routes such as the Waverley/Waverley West services, and the Southwest Rapid Transit corridor links southwest Winnipeg, the University of Manitoba, and downtown.
