Waverley West is one of Winnipeg's largest newer master-planned growth areas, spread across far south Winnipeg south of Bishop Grandin between Waverley Street and Kenaston Boulevard. It groups together several connected neighbourhoods, including South Pointe and the Bridgwater communities (Forest, Lakes, Trails and Town Centre), built over roughly the past two decades and still actively expanding. Expect modern homes, planned parks and trails, lakes and wetlands, and a contemporary suburban feel, with some pockets still under construction and amenities continuing to fill in.

Highlights

  • Extensive parks, walking/biking trails, wetlands and engineered lakes woven through the neighbourhoods, plus community features like Jinnah Park and the South Pointe Community Garden
  • Bridgwater Town Centre serves as a walkable retail/dining/services hub (grocery, fitness, medical, restaurants such as Leopold's Tavern), with much larger shopping a short drive north at Kenaston Common (Costco) and the Outlet Collection Winnipeg
  • Local schools in the Pembina Trails School Division, including École South Pointe School (K-8) and the newer Pembina Trails Collegiate high school near Kenaston and Bison; buyers should always confirm current catchments directly with the division
  • The new $127.5M South Winnipeg Recreation Campus broke ground in May 2026 (Phase 1 expected to open around 2028) — bringing gyms, an indoor track, fitness space, child care and more, with an aquatic facility planned for a later phase
