Established West Winnipeg, woven along Portage Avenue

St. James is a long-established residential area in west Winnipeg, stretching south toward the Assiniboine River and north into quiet, tree-lined streets, with the Portage Avenue commercial corridor running through its heart. It's a practical, settled part of the city: mature lots, a real mix of home styles and prices, and easy access to the airport, shopping, and downtown. The broader St. James-Assiniboia district takes in many distinct pockets (Silver Heights, Crestview, Deer Lodge, Bruce Park, Sturgeon Creek and others), so character and price can vary noticeably from street to street.

Pricing spans a wide band for Winnipeg, from entry-level older homes and condos through solid mid-range family homes, up to premium properties along the Assiniboine River. Getting around

Very accessible. Portage Avenue is the main spine, served by Winnipeg Transit (including the Portage Avenue route) with connections toward Polo Park, the University of Winnipeg and downtown; the airport area is also served by transit. Route 90 (St. James Street / Century Street) is a key north-south link, and the Perimeter Highway sits to the west for getting out of the city. Proximity to the Winnipeg James Armstrong Richardson International Airport is a plus for frequent flyers (worth noting for some streets in terms of flight paths).
