River-wrapped character homes minutes from Osborne Village

Riverview is a quiet riverside pocket in south-central Winnipeg, wrapped on three sides by a broad bend of the Red River just south of Osborne Village, and often grouped with neighbouring Lord Roberts under the 'South Osborne' banner. Most of it was built out in the first half of the twentieth century, and its best-known landmark, the Riverview Health Centre, traces its roots to 1911, when the City opened the Winnipeg Municipal Hospital on the riverbank here. Today the neighbourhood is defined by mature tree-lined streets, an active community centre and garden society, and the Churchill Drive parkway, where a riverside path draws walkers, cyclists, and skiers year-round. It is a settled, community-minded place rather than a flashy one, with downtown only a few minutes up Osborne Street.

Riverview's stock is dominated by older single-family homes: character one-and-a-half and two-storeys concentrated in the northern blocks, some built before 1946, with later 1940s and 1950s houses and pockets of newer construction toward the south end and multifamily buildings clustered near Osborne Street. The majority of homes here predate 1960, so era-typical due diligence on wiring, insulation, and foundations is worth budgeting for, and unrenovated houses can offer a lower entry price in exchange for project work. Overall the neighbourhood sits in Winnipeg's mid-range, with renovated character homes on the riverside streets commanding a premium; treat any figure as an estimate as of 2026 and confirm against current listings. One honest riverside note: Winnipeg's primary flood dikes, built after the 1950 flood, follow riverbank roads here including Churchill Drive, and it is still fair to ask about flood history and protection when looking at properties closest to the river.

Getting around

Osborne Street is the neighbourhood's spine, running north through Osborne Village to downtown in roughly ten minutes by car, while Jubilee Avenue at the southern edge connects west toward Pembina Highway and the St. Vital Bridge carries Osborne Street traffic across the river onto Dunkirk Drive and into St. Vital. Winnipeg Transit completely redesigned its network in June 2025, with buses along the Osborne corridor and the Southwest Transitway's rapid transit line just west of the neighbourhood, so check current routes and schedules. On foot and by bike Riverview works well: a compact street grid, the South Osborne shops, and the riverside pathway make car-free errands and commutes realistic.
