River Heights

Tree-lined streets, timeless character homes

River Heights is one of Winnipeg's established, prestigious residential neighbourhoods in the south-central part of the city, framed by the Assiniboine River to the north and stretching south toward Taylor Avenue. It's best known for its mature elm canopy, generous lots, and character homes built largely from the early 1900s through the 1960s. The area has a settled, family-oriented feel with the boutiques and cafes of Academy Road and the patios of nearby Corydon Avenue close at hand.

Housing

Predominantly older detached character homes, many a century old, on larger-than-average lots, with newer infill in places. Buyers should expect that older homes may need updates to systems like wiring, plumbing or heating, and should budget accordingly. River Heights generally sits in the mid-to-upper range of the Winnipeg market, with the most premium streets (such as Wellington Crescent) commanding well above the city average. Getting around

Central and well-connected. Grant Avenue is a main east-west corridor served by Winnipeg Transit's FX3 frequent-express route, and the D19 Corydon route links the area toward downtown; downtown trips are commonly in the 15-to-30-minute range depending on route and time of day. Route 90 (Kenaston) on the west edge gives quick car access south to Kenaston/IKEA-area retail and across the river toward the airport, and many daily errands along Academy, Corydon and Grant are walkable or a short drive.
