Headingley

Winnipeg's western doorstep — riverside acreages and low taxes, ten minutes past the Perimeter.

Headingley is a rural municipality directly west of Winnipeg, straddling the Trans-Canada Highway and the Assiniboine River just beyond the city's Perimeter. It was part of Winnipeg until it separated at the end of 1992 over what residents saw as inadequate municipal services, and it has governed itself as its own RM ever since. The 2021 Census recorded a population of 4,331, up about 21% from 3,579 in 2016 — one of the faster-growing municipalities in the Capital Region. Because the whole municipality is the RM (there is no separate "town" inside it), that figure is the community total, not a slice of a larger rural area.

The character is semi-rural and spread out rather than town-like: there is no traditional downtown core, but rather pockets of large-lot housing and riverside acreages connected by Portage Avenue and Roblin Boulevard, alongside a growing commercial and industrial strip along the Trans-Canada. The RM markets itself hard on low residential taxes and no business tax, which has drawn both homeowners wanting land close to the city and businesses wanting highway frontage. It suits buyers who want space and a country feel while staying within a short drive of everything in west Winnipeg.

Major local employers and businesses include Shelmerdine Garden Centre, T&T Seeds, Taillieu Construction, and highway-oriented operations like the Flying J and Husky travel centres; the RM promotes low residential and zero business taxes.
Headingley is home to the Headingley Correctional Centre, a provincial jail, and abuts the western edge of the CentrePort Canada inland-port and industrial area north of the highway.

Best for

Buyers who want an acreage or a large-lot home with a country feel but the shortest possible commute into west Winnipeg, plus anyone wanting the river, trails and golf on their doorstep. Business owners are drawn by the low-tax, highway-frontage setting. It is less suited to those wanting a walkable town centre, dense or condo-style housing, public transit, or full in-community shopping and services — for most errands beyond the basics, residents drive into Winnipeg.

Housing

Housing is dominated by single-family detached homes on generous lots, with a strong supply of rural-residential acreages and riverside properties along the Assiniboine — a key reason buyers look here rather than in the city. There is a mix of established homes from the post-secession decades and newer custom and subdivision builds, including developments such as The Gates on Roblin. Lot sizes run well above typical Winnipeg lots, and true acreages are common. There is comparatively little multi-family or condo stock; the market leans toward space and land rather than density.

Getting around

Headingley sits directly west of Winnipeg, immediately beyond the Perimeter Highway, with most of the community within roughly 15-25 km of central Winnipeg — a typical 15-25 minute drive depending on where you start. The main routes are the Trans-Canada Highway (PTH 1) and Portage Avenue, with Roblin Boulevard a quieter parallel option. It is a car-dependent, spread-out community with no transit link to the city, so a vehicle is essential, but the proximity makes it one of the shortest rural commutes in the Capital Region.
