Fort Richmond

Quiet, green, and minutes from the U of M

Fort Richmond is an established south Winnipeg neighbourhood tucked between the Red River and Pembina Highway, just south of the University of Manitoba. Built out mainly from the 1960s through the mid-1980s, it has a settled, leafy feel with mature trees and generous lots, and a friendly mix of long-time homeowners, families, and university staff and students. It's a practical, well-located area rather than a flashy one, valued for its calm streets and easy access to campus and Pembina Highway.

Pricing generally sits in the mid range for Winnipeg, with character and proximity to the university supporting steady demand (relative positioning only, not a precise figure, as of 2026). Because of the student rental market, buyers should confirm a property's zoning and whether it is owner-occupied or a rental.

Getting around

Excellent access to campus, with the University of Manitoba essentially next door and a short bus ride away. Pembina Highway runs along the western edge for north-south driving, and the BLUE rapid transit line on the dedicated Southwest Transitway connects the U of M, Pembina-area stops, and downtown with fast, frequent service. Several local feeder bus routes serve the neighbourhood, and Bishop Grandin Boulevard and the Perimeter Highway are close by for getting across the city.
