Heritage streets and village shopping strips south of the Assiniboine

Crescentwood is one of Winnipeg's original prestige neighbourhoods, sitting just south of the Assiniboine River between Academy Road, Corydon Avenue, and Cambridge Street, a few minutes from downtown. The district takes its name from 'Crescentwood', the Munson family's 1889 riverside home that was the first residence in the area, and from 1904 developer C. H. Enderton laid out its streets with building covenants that drew many of the city's wealthiest families before the 1913 recession. Its early-1900s mansions and character homes still line Wellington Crescent, Kingsway, and Ruskin Row beneath a mature elm canopy, and in 2023 the Crescentwood-Enderton Park area was designated Winnipeg's second Heritage Conservation District. With the Academy Road and Corydon Avenue shopping strips bookending it, the neighbourhood feels like a walkable urban village as much as a heritage district.

Housing ranges from grand early-1900s mansions and character homes on Wellington Crescent, Kingsway, Ruskin Row, Harvard, and Yale — Georgian, Tudor, and Queen Anne styles among them — to duplexes, newer infill builds, and brick walk-up apartments and condos closer to Corydon, with more rental and condo options in the adjoining McMillan blocks near Corydon Village. That mix puts Crescentwood in Winnipeg's mid-to-upper tier, with landmark riverfront homes reaching well into seven figures while condos and smaller character houses offer more accessible entry points; treat any figure as an estimate as of 2026 and confirm against current listings. Buyers should budget for century-home realities such as era-typical wiring, plumbing, and foundations, and mature elm roots can mean sewer-line intrusion on older streets. Getting around

Academy Road along the northern edge leads east to the Maryland Bridge for a short drive into downtown, while Corydon Avenue runs east to Confusion Corner and Osborne Village and Stafford Street cuts south toward Pembina Highway. Winnipeg Transit completely redesigned its network in June 2025, and buses serve the Academy, Stafford, and Corydon corridors — riders should check current schedules for routes. On foot the neighbourhood is one of Winnipeg's most walkable, with two shopping strips within a few blocks of most homes. Wellington Crescent is a signature cycling street and has long been part of the city's Sunday and holiday bike-route program.
