Charleswood

Leafy southwest living, where the city feels like the country

Charleswood is an established residential community in Winnipeg's southwest, long known by its welcome-sign slogan "The Suburb Beautiful" and rooted in the market gardens and farms that shaped it before it joined the City of Winnipeg in 1972. It's prized for mature trees, generous lots, and a relaxed, almost rural feel right inside city limits, with the Assiniboine River along its northern edge and Assiniboine Forest at its doorstep. Day to day it's quiet and green, with shopping and services concentrated along Roblin Boulevard and Grant Avenue rather than big-box corridors.

Housing

A varied housing stock, mostly mid-to-upper range for Winnipeg. The core was largely built from the 1950s through the 1980s - postwar bungalows, bi-levels and two-storey homes on roomy treed lots - alongside newer construction and subdivisions such as Ridgewood West, plus a small number of high-end riverfront estates at the top of the market. There are some condo and townhome options too. Pricing spans a wide band, so buyers will find everything from entry-to-mid family homes to premium properties; verify current values with recent comparable sales (any specific figures should be treated as rough estimates as of 2026).

Getting around

Mainly a car-oriented area, with Roblin Boulevard and Grant Avenue as the primary east-west routes toward Tuxedo, Assiniboine Park and on to central Winnipeg; the Perimeter Highway on the west edge makes for easy out-of-city access. Winnipeg Transit serves the Roblin and Grant corridors (note the city redesigned its bus network in 2025, so riders should confirm current routes and schedules). A typical drive to downtown runs roughly 20-30 minutes depending on traffic and your exact location.
