Amber Trails

Newer northwest living built around lakes, trails, and family-sized homes

Amber Trails is one of Winnipeg's youngest large neighbourhoods, tucked into the city's northwest in the Seven Oaks area, north of Leila Avenue with Pipeline Road angling along its edge. The land was still open prairie when developer Genstar broke ground in the early 1990s; the census counted about 130 residents in 1991 and more than 9,000 by 2021, making it one of the city's fastest-growing communities. Curving crescents wrap around three man-made lakes and a network of walking paths, and households here are among the largest in Winnipeg — this is very much a family suburb. It reads as a newer, quieter counterpart to established Garden City to the south, with construction still continuing next door in Amber Gates.

Housing

Amber Trails is one of Winnipeg's newest large neighbourhoods: development began in the early 1990s, and census data show most homes went up between the early 2000s and mid-2010s, with newer phases continuing on the Amber Gates lands next door. The stock is dominated by owner-occupied single-detached houses — larger two-storeys alongside bungalows, bi-levels, and cab-over designs — with a smaller pool of townhouse-style condominiums. Because the housing is recent, big, and in demand with larger families, prices sit in Winnipeg's mid-to-upper range, noticeably above the city-wide typical value; treat any figure as an estimate as of 2026 and confirm against current listings. One honest consideration: this is a car-oriented, edge-of-city suburb with no commercial development inside the neighbourhood itself, so most errands mean a short drive out to McPhillips Street.

Getting around

McPhillips Street, just east of the neighbourhood, is the main link to the rest of the city — roughly a 15-to-20-minute drive downtown — and the Perimeter Highway is only a few minutes north for trips around Winnipeg. Under Winnipeg Transit's redesigned June 2025 network, the F5 frequent line runs along McPhillips from the Garden City area toward downtown, while Amber Trails itself is covered by on-request service and a weekday connector to Garden City Centre, so check current schedules before relying on a specific route. Inside the neighbourhood the lake-side path network makes for pleasant walking, but day-to-day errands generally require a car. The long-discussed Chief Peguis Trail Extension West would eventually give northwest Winnipeg a fast east-west link near the area, but as of 2026 it remains unfunded and unscheduled, so don't factor it into near-term plans.
